Mark UpUnlike conventional developers, BahayNihan simply adds a mark-up of 3.88%
3P Business ModelStarting with the land area and cost, the desirable number of units is determined (=how many clusters, how many levels per cluster).
Then all the housing elements are incorporated based on their costs (land, construction cost, site development, amenities, design, permits, titling, etc.). Then the 3.88% mark-up is added = Total Price
Total Price is tested, as adjustments are made to the housing elements until resultant Housing Loan Amortization meets the affordability = 3P
